Policies and conditions for rental

The Guest Agrees to Certain Conditions Concerning Rental of Premises

 

  • Payments and signed contract: A deposit of approximately 50% (net of initial credit card deposit) is required by date specified above and must be in the form of a credit card payment, personal check or money order in US funds. The full balance is due 60 days prior to arrival for homes, 30 days prior to arrival for villas. If not received, the balance plus a 3% late fee will be charged on the credit card used to secure the reservation. Any outstanding balances for damages and other incidentals will be charged to your credit card plus an administrative fee.

  • Check-in time: is from 4:00 – 10:00 PM March – September; 4:00 PM – 8:00 PM October – February. We make every effort to ensure your rental is ready at 4:00 PM but we cannot guarantee it. If you arrive before the 4:00 check-in, please plan to visit many of the local attractions. Do not go to the premises or park cars at the property before it is released to you.

  • Check Out Time: is 10:00 AM with no exceptions. If departure is after 10:00 AM, you will be charged for an extra day.

  • Occupancy: The Guest agrees not to exceed the maximum occupancy allowed by this property as described on the front page of this agreement (babies in cribs are not included). Occupancy is restricted to family groups and responsible adults (25 years or age or older) only. Person signing the contract must occupy the premise the entire length of stay.

  • Penalty for Violation of this Agreement: If the Guest violates any of the conditions or restrictions of this agreements, the Guest agrees that the Owner and/or it’s Agent may terminate this agreement and enter the Dwelling. Upon notice of termination of the agreement, the Guest shall vacate the Dwelling immediately without being entitled to any refund and shall waive any rights that may be applicable under South Carolina landlord-tenant act.

  • Indemnification of Owner and/or it’s Agent by Guest: Guest agrees to indemnify and save Owner and/or Agent, its’ employees and Owner and/or Agent, free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection with rental of Dwelling, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by any Guest or any Guests’ invitee.

  • Repairs and Construction: Even the best or newest equipment occasionally malfunctions and cannot be guaranteed 100% of the time. Problems are corrected as soon as possible. Owner’s Agent or an authorized repairman may enter the premises during business hours for any purpose connected with repair or maintenance of the premises. Refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction. Hilton Head Island is a highly desirable developing resort area with homes under construction. We are under no obligation to move people or give refunds due to construction noise.

  • Pets: Pets are not permitted in our homes and villas.

  • Smoking: Smoking is not permitted in homes or dwellings.

  • Civil Disturbance: Frank Vacation Rentals are properties often located in residential neighborhoods adjacent to or near-by permanent residence. Renters causing disturbances or eliciting complaints by neighbors or public officials will be considered in violation of this agreement and subject to the penalties noted.

  • Property Availability: In the event that that the dwelling becomes unavailable due to circumstances beyond our control or otherwise becomes unavailable, Owners shall be held harmless by Guest. In such an event, the Owner or it’s Agent agrees to provide the Guest with comparable accommodations and will notify the Guest if possible. If comparable accommodations are not available, the Guest agrees to accept a full refund of any monies paid.

  • Cancellations: Cancellation of a reservation less than 90 days prior to arrival date for homes and less than 60 days prior to arrival for villas will result in the loss of all funds. All cancellations are subject to an administrative fee of $75.00. We will refund any amounts recovered if the unit can be re-rented.

  • Refunds: Refunds will not be given due to emergencies, inclement weather or beach renourishment. We encourage the use of Travel Insurance. This may provide coverage for these and other circumstances.

  • Damages: You authorize owner and/or its’ Agent to charge to your credit card the cost of any damages, additional cleaning or incidentals.

  • Pool and/or Jacuzzi Heat: Pool and Jacuzzi heat is available at an additional charge and must be arranged prior to your arrival. Due to unforeseen mechanical problems with heating pools and hot tubs, we will refund the unused portion of pool/hot tube charge, but no adjustment will be made to rental rate.

  • Personal Property/Valuables: Lock all doors when you leave your accommodations. Do not leave money or valuables unattended in the unit. Neither owner nor it’s Agent will be held accountable or liable for any thefts. Thoroughly check all drawers and closets before departing. The owner and/or its Agent will only return items left behind upon guest request, at the guests’ expense.

  • Prohibited Vehicles: Trailers, motor homes and/or recreational vehicles are prohibited in the resorts on Hilton Head Island.

  • Shoes and Golf Spikes: Frank Vacation Rentals request that all renters refrain from wearing shoes (especially golf spikes) inside the villas or homes. All damages are subject to the damages clause.

  • Amenities: Owner and/or its Agent will not be responsible for non-functioning regime managed amenities and will not issue refunds in this regard. This includes such amenities as pools, hot tubs, tennis courts, weight rooms, etc.

  • Homes/Villas: Please do not remove items from the property or change the location of furniture that belongs to the rental unit. If items are missing, you will be responsible for any replacement charges.
